Specialist Disability Accommodation
GPSO is in the process of constructing Specialist Disability Accommodation (SDA) houses in the Griffith area. Our housing will be available from June 2021.
GPSO has skillfully designed each house to contain innovative technology, assistive equipment, and open living spaces to create a safe and empowering home for people with a disability.
What is SDA?
Specialist Disability Accommodation (SDA) refers to housing designed for people with extreme functional impairment or very high support needs. SDA homes are constructed to be more accessible and include specific features and innovative technology. SDA housing enables people with a disability to maximise their independence and access a safe delivery of supports.
What is SDA funding?
SDA funding is paid directly by the National Disability Insurance Scheme (NDIS) to the SDA provider (GPSO in this case). SDA funding is for the cost of the home or building a Participant lives in. Participants will usually still be required to pay a rent contribution when living in SDA to cover the cost of utilities, rates, insurances and maintenance. SDA purely refers to the house a Participant resides in, and doesn’t include the services or support they might receive in that home.
What type of SDA funding can I access?
When a Participant is eligible for SDA the NDIS will provide that Participant with an amount of funding. The NDIS considers the Participant’s goals and preferences, and calculates the amount of SDA funding based on:
Design category – determined by the Participant’s support needs
Dwelling type – determined by both the goals and needs of the Participant to achieve those goals
Location – determined by both the goals and needs of the Participant, and which represents value for money.
The Participant can then use that funding to find a dwelling to move into that is consistent with their goals and support needs. SDA funding is provided to a Participant, not a dwelling, and a Participant has the flexibility to move from one dwelling to another.
How providers are paid under SDA?
When an eligible SDA Participant moves into a dwelling that has been registered with NDIS, the SDA provider can then claim against that Participant’s SDA funding.

Home Design
GPSO has SDA housing that has been designed to incorporate a high level of physical access provision for people with significant impairments and who require a high level of support.
The home environment is designed for people with significant physical impairment (acquired brain injury (ABI), spinal cord injury, or progressive neurological disease eg multiple sclerosis) and require access to constant or immediately available support services for a large part of the day.
The home environment combines a high level of physical access with a 24/7 support service to enable people with complex support needs to feel safe and healthy, whilst promoting independence, choice and control.
GPSO’s SDA houses are approved as the highest design category, platinum level.
